Pricing and when payment is requested

The standard appraisal price is $80, GST included. After any completed paid appraisal, future eligible appraisals use the $71 returning-customer price, GST included — unless the fair-pricing fee is lower. There’s no upfront payment: Underbook reviews first and requests payment only if proceeding is worthwhile.

Review first, payment second

Underbook reviews your submission before asking for anything. If proceeding wouldn’t genuinely help, you are told plainly and no payment is requested at all — not a reduced fee, no fee.

Essential facts

  • No upfront payment. Review comes first, always.
  • Below $60 supported savings, no appraisal is offered and nothing is charged.
  • Standard price is $80, GST included; the returning-customer price is $71.
  • If the fair-pricing fee is lower than $71, the lower fee wins.

The three fair-pricing bands

Once review supports proceeding, the fee itself depends on your supported PST savings:

The fee follows this fixed rule based on your supported PST savings. It is not negotiated or chosen case by case.

The returning-customer price

After any completed paid appraisal, future eligible appraisals use the $71 returning-customer price, GST included. It’s intended to apply automatically — no membership, no subscription, no promo code, and ordinarily no action required from you.

If a qualifying prior appraisal isn’t recognized automatically, you’ll be able to confirm your eligibility yourself rather than lose the rate.

The lower fee always wins

If your fair-pricing fee for a specific appraisal would already be lower than $71, that lower fee applies instead — a returning customer never pays more than a first-time customer would for the same supported PST savings. A lower fair-pricing fee is never itself called the returning-customer price.

Four examples

Example A — not worthwhile

  • Supported PST savings: below $60.
  • No paid appraisal is offered.
  • No payment is requested.

Example B — proportional fee

  • Supported PST savings: $120.
  • Fee: 50% of $120 = $60, GST included.

Example C — standard ceiling

  • Supported PST savings: $300.
  • Standard price applies: $80, GST included.

Example D — returning customer

  • Fair-Pricing Engine fee would be $80.
  • Eligible returning-customer price applies instead: $71, GST included.

What you’ll actually pay

The amount shown on your payment request and at checkout is the amount charged — no fee is ever charged merely for submitting information for review, and the displayed amount always matches what’s billed. That fee includes the use of Canadian Black Book® data as an input in preparing your appraisal — it is never billed as a separate charge.
